What this site is

resideact.org is an independent, public-interest screening tool. You are welcome to use it, quote it and build on it — on the understanding set out below.

Not an official source

This site is not affiliated with, endorsed by, or operated on behalf of the U.S. Department of Housing and Urban Development, the U.S. Congress, the City of San Jose, or any other government body. Its name refers to the legislation it analyses.

Not professional advice

Nothing here is legal, financial, engineering, investment or tax advice. The analysis is a screen of public data, not a feasibility study. A high score means a building is worth a professional feasibility study — never that it is convertible. Do not make acquisition, lending or grant-application decisions on this analysis alone.

Accuracy and warranty

Figures are modeled from public data that can be incomplete, out of date or wrong, under assumptions stated on each page and in the method. Grant amounts are modeled, because HUD has not published an award formula. The site and its data are provided as-is, without warranty of any kind.

To the fullest extent permitted by law, the site’s operators are not liable for any loss arising from use of the site or its data, including decisions to acquire, lend against, invest in or seek grant funding for any property.

The planning tool

Reside Planner, at app.resideact.org, applies the screen to one building with your own assumptions: a test-fit floor plan, a funding stack and a two-page conversion packet. Building a packet needs no account. Saving, downloading and sharing one need you to sign in with a link sent to your email. It is free. Ticking the box to agree when you ask for a sign-in link is agreeing to these terms as dated at the top of this page.

Your account. Sign in only with your own email address. You are responsible for what is done while you are signed in; on a shared computer, sign out when you finish.

Your packets. A packet’s figures are your inputs applied to the screen’s public data, and you are responsible for them and for how you present them. Each packet says it was prepared with this tool and that resideact.org has not reviewed your figures. Do not remove or alter those notes, or present a packet as resideact.org’s own analysis, valuation or recommendation. Everything under “Not professional advice” and “Accuracy and warranty” above applies to packets.

Sending. The tool can email a packet for you. Send it only to people who would expect to hear from you about that building, never as advertising or in bulk. Anyone with a packet’s view link can open it, so share links with care. Sending is limited each day, and accounts used to send unwanted email may be suspended.

Corrections. A correction sent through the tool goes to the packet’s owner, if it was sent from their packet, and to this site, which may use it to correct its data. If you tick “You may quote me”, you agree to be quoted with it.

Ending your account. To delete your account and its packets, write to privacy@resideact.org from the address you sign in with. The tool may change or be withdrawn, and packets are not guaranteed to be kept indefinitely: download any you need to keep.

Corrections

If you find an error — a wrong figure, a misattributed source, a building whose circumstances have changed — write to privacy@resideact.org. Confirmed errors are corrected on the page, and material corrections are noted there with the date they were made.

Reusing the analysis

The text and scored datasets on this site are licensed under Creative Commons Attribution 4.0 (CC BY 4.0). You may copy, adapt and republish them, including commercially, provided you give credit and link to the page you used.

The one exception is the San Jose scored dataset. It is built partly from OpenStreetMap data (© OpenStreetMap contributors), so it is licensed under the Open Database License (ODbL 1.0): you may reuse it on the same terms, crediting resideact.org and OpenStreetMap, and a database you build from it must be shared under the ODbL too.

Credit it as RESIDE Act Feasibility Engine, resideact.org. Each district page has a suggested citation with the full form. Reuse does not imply that this site endorses you, your organization or your conclusions.

The license covers the text and scored datasets created for this site. It does not cover the map’s basemap imagery, which belongs to its tile provider and carries that provider’s terms; building footprints, heights and zoning published by the City of San Jose and the City and County of Denver, which remain subject to those governments’ terms; or quoted and linked material from news outlets and other sources, which belongs to its publishers.

Automated access and AI

Search engines and AI systems are welcome to crawl this site, to retrieve it when answering questions, and to use its text and scored datasets for training, under the same CC BY 4.0 terms as any other reuse. Where a system shows or links to its sources, please credit resideact.org.

For bulk use, download the scored dataset directly rather than crawling every page — each district page links to it — and keep automated traffic to a reasonable rate.
